Under the Central Bank of the UAE's Mortgage Regulation, expats need a minimum 20% down payment for a first mortgaged property up to AED 5,000,000 (30% above that price). UAE nationals need 15% up to AED 5,000,000 (25% above). If this is an additional mortgaged property, the minimum rises to 40% (expat) or 35% (national) regardless of price.

No. Property transfer/registration fees are set by each emirate's own land authority, not federally. The 4% Dubai Land Department (DLD) fee applies only in Dubai; Abu Dhabi charges 2%. Sharjah and other emirates vary by transaction — confirm the exact fee with the relevant land authority before relying on the calculator's estimate.

The calculator uses the standard reducing-balance amortization formula: interest is charged only on the outstanding loan balance each month, so the interest portion of your payment shrinks over time while the principal portion grows, even though the total EMI stays fixed.

If you enter a down payment below the Central Bank's minimum for your residency status, property price band, and additional-property status, the calculator raises it automatically to the required minimum before calculating your loan amount and EMI — it will not let the loan amount imply a higher LTV than regulation allows.
