Additional Buyer's Stamp Duty (ABSD) depends on buyer type and property count: Singapore Citizens pay 0% on a 1st property, 20% on a 2nd, 30% on a 3rd or more; Permanent Residents pay 5% on a 1st, 30% on a 2nd, 35% on a 3rd or more; foreigners pay 60% on any property; entities pay 65%. It's a one-time tax when purchasing property and is NOT refundable unless you hold a replacement property.

Net rental yield = (Annual Rent - Expenses) / Total Investment (property + ABSD) × 100%. A 4-6% net yield is considered good in Singapore's property market.

Yes. Net rental income is added to your other income and taxed at your personal rate. You may deduct actual expenses such as property tax, mortgage interest, agent commission, repairs and maintenance, or instead claim a simplified deemed expense of 15% of gross rent plus mortgage interest.

Property tax is charged on Annual Value at progressive rates, and non-owner-occupied rates are considerably higher than owner-occupier rates. Letting a property therefore raises the tax bill, which is a cost commonly left out of yield calculations.

A property earning nothing for one month a year loses roughly 8% of its annual rent. Yields quoted on full occupancy overstate the realistic return, so model a vacancy allowance rather than assuming continuous tenancy.
