Limitations
- Solicitor, search and survey fees are user-entered, not looked up — this calculator does not know your specific solicitor's rates. The default values are typical mid-range figures, not quotes.
- HM Land Registry's registration fee depends on the price band and whether the application is electronic (cheaper) or postal — the default assumes electronic submission, which is how the large majority of conveyancers now apply.
- Disbursements that only apply to some transactions — leasehold notice of transfer/mortgage fees, indemnity insurance, chancel repair searches, or a management pack fee for flats — are not included.
- Selling-side costs (estate agent fees, EPC) are not modelled; this calculator covers legal and government fees only.
- Stamp duty figures inherit the same limitations as the Stamp Duty Calculator: residential purchases only, no non-resident surcharge, no multiple dwellings relief.
